Austin, Texas · 2025-2026 cost data

What will it actually cost in Austin?

Three budget calculators built on published Austin and Texas pricing: roof replacement, water damage restoration, and HVAC replacement or repair. Every calculator shows a Low, Typical, and High range, what is driving the number, and what is not included. No single point prices, because no honest source publishes one.

Austin-area home. Roof area, water category, and system tonnage are the three inputs that move these prices most.

Roof replacement calculator

Rates: published Austin 2026 pricing, cross-checked across two guides. 1 roofing square = 100 sq ft of roof surface.
2,000 sq ft

Living area is not roof area. The calculator converts it using your pitch below. Roof surface typically runs 10-20% larger than living area once pitch and overhang are counted (Angi: a 1,670 sq ft home needs about 2,000 sq ft of roofing). If you know your roof area, pick the pitch that gets you closest.

Installed rates from the Ja-Mar Austin guide. Angi Austin caps its overall band at $4-$11 / sq ft, so premium metal and clay can price above Angi's top end. One Austin contractor (AMP Roofing) lists architectural at $535-$600 per square and 24-gauge standing seam at $1,350 per square, which shows the normal spread between guides and individual contractors.

Roof pitch

Steep roofs add 20-30% to labor (Ja-Mar). Labor is about half the job, so the calculator adds about 12% to the total on steep roofs, on top of the larger roof area.

Old roof

Tear-off runs $1.50-$3.25 / sq ft and is treated as included in the installed rates above. An overlay saves roughly $1-$2 / sq ft up front, but it hides deck rot, traps heat, adds weight, and can void warranties. Default to tear-off.

Each feature adds $500-$2,000 in flashing and labor (Ja-Mar). Code-driven ventilation upgrades are another $500-$1,500 when required.

Roof costs in Austin, in detail

Installed cost per square foot by material (Ja-Mar Austin 2026), with totals for a 2,000 sq ft roof. Ja-Mar labels its totals for a 2,000 sq ft home and does not fully specify living area versus roof area, which is why the calculator asks about pitch and converts.

Texas heat shortens asphalt life versus manufacturer ratings. Angi Austin project totals for comparison: asphalt $8,000-$12,000, clay or concrete tile $14,000-$22,000, metal $14,000-$22,000, slate $20,000-$60,000 (home size unspecified). Small roof repairs run $500-$3,500; when repairs pass about 30% of replacement cost, replacement is usually the better value. Austin runs 15-20% above the Texas statewide average, labor is about half the total at $45-$75/hr, peak season is April-September with 4-8 week waits, and off-peak work (Jan-Mar, Oct-Nov) can cut labor about 10-15%.

Water damage costs in Austin, in detail

Two scopes, kept separate. Full repair averages are Angi Austin per square foot of affected area. Mitigation-only rates are Texas Certified Restoration. Mixing the two is how most published water damage numbers go wrong.

Right table derived from Angi category averages (calculator arithmetic). By repair type, Angi Austin averages: flooring $317-$4,755, plumbing $555-$6,340, mold removal $1,902-$6,023, roof $634-$3,170, ceiling $713-$2,536, drywall $476-$1,347, leaky pipe $238-$555. Material replacement: hardwood $10-$15 / sq ft, drywall $1-$3, tile $2-$5, laminate $3-$8 (usually replaced), carpet and padding $1-$11 (Texas Certified). Labor in Austin runs $111-$317/hr, and permits are about $200 when plumbing or electrical work is involved. Severity follows IICRC classes: Class 1 is damp carpet only; Class 2 soaks a whole room with walls wet to at least 1 ft; Class 3 saturates ceilings, walls, floors, and insulation, often from a burst pipe above; Class 4 is deeply saturated hardwood, brick, or stone and costs much more. Texas sellers must disclose known water damage and mold defects even after repair.

HVAC costs, in detail

AC-only cost by tonnage (AllBetter 2026, national). One ton is about 12,000 BTU/h. The square footage column is approximate only; a Manual J calculation decides the real size.

Austin and Texas factors that move the price

Hail and impact ratings

Austin requires roofing systems rated 110+ mph for wind. Class 3 and Class 4 (UL 2218) impact-rated shingles are increasingly standard; a Class 4 upgrade is cited at $1,500-$4,000 over standard shingles in a North Texas insurance guide. Texas insurers must offer a credit for impact-resistant roofing (TDI bulletin B-0024-98), but published discount claims conflict: 10-30% in roofing guides versus 20-35% of the dwelling portion in an insurance-agent guide. No calculator here promises a percentage.

Texas deductibles

Separate wind and hail deductibles of 1-2% of dwelling coverage are common in Texas. On a $400,000 policy that is $4,000-$8,000 out of pocket before insurance pays anything. Storm claims typically need more than 25% of the roof affected, photo documentation, and an inspection report.

Heat, slabs, and code

Prolonged Texas heat ages shingles faster than manufacturer ratings assume. Slab foundations, common in Austin, let water spread under flooring. Class A fire-rated materials are required in wildfire-risk areas such as Dripping Springs, Bee Cave, and Spicewood. 2026 code changes on wind, impact, and ventilation may require materials beyond the original build, and without code-upgrade coverage the homeowner pays the difference.

Your estimate is already on screen. This form checks the things contractors actually qualify on (service area, homeowner, timeline, urgency) and builds a request brief with your calculator answers attached, so the quotes you get back are itemized and comparable. What we could not verify

Open questions from the research, stated plainly rather than smoothed over.

Emergency surcharges

No Austin-specific emergency fee was verified for water damage or HVAC. Only general multipliers (about 1.5-3x normal rates) exist in the sources. The water calculator models emergency as a $150-$300 dispatch estimate and labels it unverified.

Re-roof permit cost

Angi cites a flat $333 City of Austin re-roof permit including inspection; Ja-Mar gives $200-$600 over 3-7 business days. The calculator uses the $200-$600 band.

Rebates and tax credits

Modernize cites an average $800 Austin Energy rebate on a qualifying full system replacement; older Austin Energy documents show per-ton SEER2 tiers. Neither was verified against current terms on austinenergy.com, and federal efficiency credits were reported expired at the end of 2025. No calculator here subtracts either.

Conflicting repair bands

HVAC coil replacement is $600-$2,400 in one source and $1,500-$3,000 in another, so the calculator shows the wide $600-$3,000 band. Ductwork spans $1,000-$3,000 (Modernize Austin) to $3,424 average and $3,000-$10,000+ for new installs (Modernize ductwork page), so the calculator uses $1,000-$4,500 tied to the duct scope question. Extensive whole-house mold can exceed the Austin band of $1,902-$6,023.
